I flew to Vegas and NYC This Week—Here's What I Learned ✈️
This week was a whirlwind—and one of the most eye-opening weeks I’ve had in a long time. I started in Vegas, where I spent two days at Alex Hormozi's HQ for a private workshop. From there, I flew straight to New York City for a mastermind with Chris Suarez, Co-CEO of PLACE. Here’s what I learned—and how I’m taking action.
5 lessons that have shaped my journey as an Income Flipper 🌱
I've been thinking a lot lately about lessons learned, little reminders, and things that are really working right now. Sometimes life has a way of throwing curveballs, and I've had my fair share recently. So, I wanted to share a few thoughts that have been bouncing around in my head.

From Scratch to Momentum: Lessons from Launching a New Office in St. Pete 🌊
It’s been three weeks since I landed in St. Pete to launch our new office, and the journey has been non-stop. Building something from the ground up in a new market has reinforced some powerful lessons about growth, networking, and execution. Here’s what I’ve learned so far.

Optimal Distance: How to Work Smarter, Not Harder 🧠
Last night, as I was reflecting on life and business, I found myself thinking about you. This morning, the thought persisted, and I realized I needed to share something valuable with you—a guide to creating a conveyor-belt-like rhythm in your life.

Building a Community 🌊
We generate millions of dollars a year in business directly and indirectly from our community. People ask me all the time, "how did you build this?" And my answer has always been the same..."consistency." But as I reflect more on what it really takes to build a community, one word comes to mind... love.

Thoughts from Australia🦘
I'm currently staring at Sydney Bay feeling gratitude that I live in a reality that allows me to do this. You see....37 years ago, I had the good fortune of living in Australia while my father served as Consul General.

Increasing the Size of your Network 📈
Recently, I was in New York for Xperiential MBA with Chris Suarez where I got the privilege of touring Goldman Sachs. Then off to Charlotte, NC to meet with the NAHREP board to discuss our upcoming Latitude event in the fall where Tony Robbins will be presenting. In this newsletter, in 5 minutes or less, I will share 2 lessons I learned this past quarter that I plan on implementing in my business.

The Profit Quadrant
To me, being an entrepreneur is similar to being an artist, with our business serving as the canvas. And just like in art, there's no single right way to create a masterpiece. However, I've discovered that certain frameworks can act as our guides, helping us navigate through this creative process more efficiently, much like how artists study form and design. In 5 minutes or less, I will share with you the framework I created to help me create clarity in my business.

The Making of a GOD
I just finished watching the Netflix series—Alexander, The Making of God. What struck me was the profound impact that cultivating a positive psychology can have on shaping our world. I'm sure you have heard the quote, "What would you do if you knew you could not fail?" That is exactly what Alexander believed. When he was 20, his mother told him that he was the son of Zeus. No pressure 🙂

10X your lead gen machine ⚙
Today I want to talk to you about content creation as a lead generation strategy. You see, 2 years ago I attended the Traffic and Conversion conference and the message was clear. Do more. And yesterday, as I was consuming some Gary Vee content, in classic Gary Vee fashion he said "I can't understand why you aren't doing more...attention is a digital currency." It reminded me of the importance of 10x my content machine.

Welcome to the GRIDIVERSE 🪐
I just landed in New York and checked into The Dominick in Manhattan and so far "me likey." I have been working hard on a new project. I'm in NY to moderate a panel titled, "Strategies for Start-up Success: Attracting Investment Capital." This is a first for me because I will be moderating a panel of tech start-ups. Truthfully, I have a little seed in my heart that one day I will build a tech platform that connects our entire GRID Community (aka the GRIDiverse) in a more meaningful way. So, if you are an angel investor in the tech start-up world looking to invest in a ridiculously awesome community like GRID, hit me up! 😉

This is what I'm building...🚀
I've been a little quieter than I usually am but there has been a good reason. I have been working hard on a new project. You see, I'm leaving Keller Williams Realty after 17 years (sigh). It's been an amazing ride and I'm forever grateful to Gary, Jay, and the entire Keller Williams family for the knowledge, relationships, and opportunities they have given me. It was an incredibly hard decision to leave. If you know me, I have bled Keller Red for a long time. I have never been with another brokerage and saw myself with them forever. So why am I leaving?

Unleashing the Entrepreneurial Edge: My Journey with Yoga 🧘
Today I want to dive into a topic that has been a game-changer for me in the world of entrepreneurship – Yoga. You see, about 4 years ago, I started manifesting stress in a new and weird way. My hands would start sweating for no apparent reason and over time small triggers like reaching for my cell phone and reading an email would flood my system with cortisol. The truth is that it annoyed me. I felt like I had developed some form of weakness.

Case study: How we cash flow $650 a month with none of our own money 💵
The truth is, we all learn through case studies. So, I'm going to share with you a detailed case study of a real deal we did this year. Example: This year we purchased a property that cash flows $650 a month with none of our own money.

The 7 level wealth-building framework 🔥💵
At the beginning of 2001, I was growing a sales recruiting business with my best friend Brock. My wife and I had just purchased a single-family home in Mclean Virginia, and we were starting to plan for our future. I had recently finished reading Rich Dad Poor Dad and Cash Flow Quadrant and I had just converted our first house hack into our first rental.

You have access to millions of dollars—just do this 🫰
Let me kill a limiting belief that may be holding you back from buying your first investment property. You think you need money, but you don't. I see it all the time I talk with someone wanting to invest in real estate for the first time they say... "I will invest when I have the money". Unfortunately, "when" is a code word for never. The truth is that all you need is three things: 1. Sales and marketing skills. 2. A plan of action. 3. A deal.

Adapt or die 🔌
Hey Income Flippers, recently I have been watching the Netflix Series "Life on Our Planet." My biggest takeaways...1) Our time alive is infinitesimally short in the grand scheme of things. 2) All life, since the beginning of time, has focused on one thing—survival. So how does this apply to us and what can we learn?

Sometimes the Truth Hurts 🤕
Let me be frank, I’ve seen a lot of real estate entrepreneurs come and go in my life and during this season of our industry, I anticipate I will see more. They come in eager and full of energy but then fade when things get hard and the results they seek don’t show up as planned. The truth is that a quick mental shift is all they need to stay in the game, but unfortunately, no one gives it to them (or they don’t listen) and they end up a casualty of this business.

Master the Game 🏆
Two real estate entrepreneurs start on the exact same day, they get the exact same training and are given the exact same formula for success, but one is engaged and focused and the other seems apprehensive and nervous. With that basic description, who do you think will be more successful?
